Approx. 65 acres is located SW of I-70 and accessed off of Mount Tabor Road.  This portion of the Property offers tremendous sweeping views of the Catoctin Mountains; there is a small pond (about 1/4 acre) at the headwaters of a tributary of Grindstone Run.     This portion of the property was formerly pasture land but has been taken over by brush and small trees, but several trails have been established which provide access to the interior of this parcel by 4 wheel drive vehicles.  A power line and buried gas pipeline cross this parcel but have less visual impact than might be expected due to the topography.   One lot was previously divided off of this portion of the property so it still retains 3 conventional development rights and one ag cluster right under the existing Ag zoning.   

The entire Property is located within the Mid Maryland Rural Legacy easement area.  The estimated Rural Legacy easement value for the entire property exceeds $500,000; and the estimated easement value for the  66 acre +/- portion of property located SW of I-70 exceeds $250,000.
